Home builders in Queensland

Queensland is the one state where a single body both licenses builders and runs the warranty scheme, which makes a claim simpler than it is anywhere else.

Before we recommend anyone: licence looked up on the QBCC's register, insurance sighted, solvency re-checked on a schedule, and the suburbs they service confirmed with them. How the check works

How planning works in Queensland

Queensland runs planning through a scheme made by each local government, under the state Planning Act. What that means practically is that the rules in Brisbane City are not the rules in Moreton Bay or Ipswich, even where the suburbs adjoin.

The state-level constants matter more here than elsewhere. Much of coastal Queensland sits in a higher cyclone wind region, which drives tie-downs, roof fixings and glazing. Flood mapping is extensive and consequential after 2011 and 2022. Both are design inputs long before they are compliance steps.

Licensing and warranty in Queensland

Building work in Queensland is regulated by the Queensland Building and Construction Commission, which is unusual in doing two jobs at once: it licenses builders and it administers the statutory home warranty scheme. One body, one file, one phone call — simpler than New South Wales, where licensing and insurance sit with different organisations.

Before you sign, check the licence on the QBCC register and confirm the class covers your work. The QBCC is the authority on thresholds and what the warranty scheme covers.

We run those checks before a builder is listed and publish the date. Repeat any of them yourself — we would rather you did.

Building in Queensland?

Tell us the suburb and what you are building. We check the licence with the QBCC, sight the insurance, confirm they are still trading and that they genuinely work in your area — then come back with one recommendation and the reasoning. If we cannot find a builder worth recommending, we will say so rather than send you one we have not checked.
