What building in Palmwoods actually involves
Palmwoods covers 23.88 km² — the second largest suburb we have mapped in the Sunshine Coast Council area after Buderim, and nearly twice the size of Woombye next door. Most of that area is not the village. It is rural and rural-residential land on the ridges and in the gullies around it, and that is where the majority of new houses in Palmwoods get built.
The whole suburb sits above 5 m AHD
Palmwoods is mapped for acid sulfate soils in Area 2 only — land above 5 m and below 20 m AHD. There is no Area 1 land here at all. Only Palmwoods and Woombye, of the ten suburbs we have mapped under this council, are in that position; every coastal suburb and even Nambour carry Area 1 as well. Nor is there a storm tide hazard area, an erosion prone area or a Coastal Management District anywhere in Palmwoods. In practical terms, the entire coastal constraint stack that governs floor levels and siting fifteen minutes east simply does not apply here, and the price of a Palmwoods build is decided by something else entirely.
Rural Residential is the zone that changes the project
Four residential zones are mapped: Low Density Residential, Medium Density Residential, Rural Residential and Limited Development (Landscape Residential). Only Buderim and Nambour also carry Rural Residential under this council, and neither has as much of it. A rural residential build is a different proposition to a village-lot build, and the differences are all cost: a long driveway that is a real line item rather than a detail, service runs measured in tens of metres, on-site wastewater instead of a sewer connection, water storage, and machine access that has to be planned rather than assumed. The immediate neighbour suburb, Woombye, has no Rural Residential zone at all — so a builder's experience one suburb over does not automatically transfer.
On-site wastewater is a design input, not a finishing item
Where a Palmwoods block is not sewered, the effluent disposal area has to be sized and located before the house is sited, not after. It needs setbacks from boundaries, from watercourses and from the dwelling itself, it needs land at a workable grade, and on a sloping block the area that satisfies all of those may be the same area the house wants. That conflict is cheap to resolve on paper and expensive to resolve on site, and it is the most common avoidable delay on acreage builds in this part of the hinterland.
Very High on both hazard layers
The council maps Very High Potential Bushfire Intensity and Very High Landslide Hazard Area in Palmwoods. That combination — both layers at their top band in one suburb — occurs in only two other suburbs we have mapped here, Buderim and Nambour. On an acreage block the bushfire assessment is usually the more consequential of the two, because a rural-residential site with vegetation on three sides can attract a high Bushfire Attack Level, and that level drives glazing, screening, decking, subfloor enclosure and roof detailing. It also interacts with the access question: firefighting access and vehicle turning areas on a long private driveway are a design constraint in their own right.
High flood risk in the gullies
Low, Moderate and High Flood Risk Area are mapped. In hinterland terrain this is creek and gully flooding rather than broad inundation, which means it is sharply localised — a block can be entirely clear of it while the block below is not. It is worth checking at the address rather than reasoning from the street.
What to establish first in Palmwoods
Whether the block is Rural Residential or a village lot, because they are different builds with different builders. If it is rural residential: sewer or on-site wastewater, water supply, driveway length and grade, and power. Then the Bushfire Attack Level, before the design is locked, because it changes materials. Then the landslide band and the geotechnical answer if the block has fall on it. Flood risk is a quick address check and rules itself in or out.
