Four residential zones across 24.66 km² is an unusually wide range, and it is the single most important thing to establish before you design: the zone at your address decides whether you are building a house, a townhouse or something taller, and in Coomera all three are genuinely on the table depending on where you stand.
Four zones means the suburb figure is useless
In a suburb mapped to one or two residential zones, a builder can reason from the suburb. Here they cannot. The High density mapping concentrates around the town centre and the transport corridor; Township zoning applies to the older settlement pattern; low and medium density cover the estates.
