That combination, character plus coast, is what makes it different to build in than the beach suburbs either side of it.

A character overlay on a beachfront suburb

Where the heritage and character areas overlay applies, the form and street presentation of new work is assessed against the established character of the area rather than judged on its own. On a suburb where the obvious move is to replace a low-set beach house with something substantially larger, that is a genuine constraint — and it is the first thing to establish, because it shapes the design brief rather than the specification.

Unlike Caloundra, Golden Beach, Maroochydore and Pelican Waters, no storm tide wave action area is mapped in Mooloolaba.
