What building in Woombye actually involves

Woombye is the only one of the three Sunshine Coast hinterland suburbs we have mapped that has no Rural Residential zone at all. Nambour has one, and Palmwoods — which wraps around Woombye to the south and west and is nearly twice its size — has a great deal of one. Woombye's residential land is Low Density Residential, Medium Density Residential and Limited Development (Landscape Residential). That makes it, in planning terms, the most conventional block-and-house proposition in the hinterland.

A suburban lot without the coastal overlays

Woombye sits entirely above 5 m AHD — the acid sulfate mapping here is Area 2 only, and there is no storm tide hazard area, no erosion prone area and no Coastal Management District anywhere in the suburb. Compare that to Currimundi twenty minutes east, where a block can be inside four separate coastal layers at once, each with its own consequence for floor level or siting. In Woombye none of that applies. For a homeowner this is the practical appeal: a standard residential lot, on services, without the coastal assessment stack that sets the floor level before a design starts.

Landslide stops at High here

The council maps Moderate and High Landslide Hazard Area in Woombye — but not the Very High band that appears in Nambour, Palmwoods and Buderim.
