Home builders in Hamilton
Construction leads every industry in Australia for insolvencies. Before you hand anyone a deposit in Hamilton, we check their licence with QBCC, sight their insurance, confirm they are still trading — and match you to the one who actually builds on blocks like yours.
- Costs you nothing, ever
- No obligation to use them
- Details never sold
Why this is harder than it looks in Hamilton
- A current licence tells you nothing about solvency
External administrators lodged 2,361 initial reports for construction companies in 2024–25 — more than any other industry in the country (ASIC Insolvency Statistics, Series 3.1). Every one of those companies held a valid licence the day before. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
- Hamilton is not a generic block
Mapped here: 2 residential zones, 10 overlay families. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Hamilton regularly already know which of these reach which streets.
- "Get three quotes" sells you, not the builder
The standard model charges builders per enquiry and sends the same one to several of them. You are the product, the fastest caller wins, and nobody in that chain has checked whether any of them is solvent. We do not sell enquiry data — not to a panel, not to a lead broker, not ever.
The mechanism
Four checks, before anyone reaches you
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on QBCC's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover QLD requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Hamilton
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

How Hamilton compares in Brisbane Inner North
Overlay families mapped in each suburb we have read in this region. More mapped controls generally means more assessment before you can price a build.

What building in Hamilton actually involves
Hamilton is the only suburb in our Brisbane set that carries a Priority Development Area, and that is the most consequential thing on this page. A PDA changes who assesses a development application and what it is assessed against — which is a more fundamental difference than any single overlay.
A Priority Development Area is a different rulebook
Land inside a PDA is taken out of the ordinary city plan framework and governed by a development scheme made for that area. Different provisions, potentially a different assessment authority, and a different set of documents to read. For a homeowner the practical consequences are specific: the zone and overlay searches that answer the question everywhere else in Brisbane may not be the controlling documents for that land, and general advice about "what council allows" does not necessarily apply. The first question on a Hamilton block is therefore whether it sits inside the PDA, because the answer determines which rulebook you are reading.
Character overlays on the land outside it
Both character overlays are mapped in Hamilton. Where the traditional building overlay reaches a pre-1946 property, demolition of that form is generally not supported, which turns most projects into a raise, a build-under or a rear extension. The dwelling house overlay is the broader one and governs what new work looks like. On a suburb where PDA land and character land sit close together, the same street can hold two entirely different planning propositions.
Storm tide and erosion prone area, on the river
A storm tide hazard area and an erosion prone area are both mapped. Storm tide is a coastal inundation mechanism — a storm surge driven up the river system on a high tide — and it reaches further upstream than most people expect, which is why it appears here rather than only at the bay. Where it applies it generally sets a minimum floor level, and that level is assessed separately from the flood overlays. A block can carry a floor level requirement from storm tide and another from flooding, and the governing one is the higher.
Both flood overlays as well
Overland flow and creek and waterway are both mapped. Overland flow is stormwater following the natural fall and reaches blocks nowhere near a watercourse; creek and waterway is a channel leaving its banks. With storm tide in the mix, Hamilton is a suburb where three separate water mechanisms are mapped, each with its own assessment. Ask which apply to the block by name, and which sets the governing floor level.
Landslide on the hill
A landslide overlay is mapped. Hamilton Hill falls steeply toward the river, and where the fall is significant a geotechnical report drives the footing design and sometimes the siting. On a steep block, the retaining is frequently a larger line item than owners expect and belongs in a quote as a figure.
Zones and heritage
Emerging communities and General residential are mapped, alongside a local heritage area and a biodiversity areas overlay. Heritage and character are separate instruments with separate tests; check for each by address.
What to establish first in Hamilton
Whether the land is inside the Priority Development Area, because that decides which planning framework applies at all. Then the character position. Then the three water mechanisms — storm tide, creek flooding and overland flow — and which of them sets the governing floor level. Then the geotechnical answer on the fall.
What to ask a builder about a block in Hamilton
Each one is here because of something mapped in Hamilton. Take them to whoever quotes.

Questions about building in Hamilton
What is a Priority Development Area?
Land taken out of the ordinary city plan framework and governed by a development scheme made for that area — different provisions, potentially a different assessment authority, different documents. The zone and overlay searches that answer the question elsewhere in Brisbane may not be the controlling documents.
How do I know if my block is in the PDA?
It is a search against the address, and it is the first one to run in Hamilton. The answer determines which rulebook applies, so general advice about what council allows does not necessarily hold for that land.
Why is storm tide mapped this far up the river?
Storm tide is a surge driven up the river system on a high tide, and it reaches further upstream than most people expect. Where it applies it generally sets a minimum floor level, assessed separately from the flood overlays.
Which floor level governs if several apply?
The higher one. Hamilton maps three separate water mechanisms — storm tide, creek and waterway flooding, and overland flow — each with its own assessment. Ask which apply to the block by name and which sets the governing level.
Can I demolish a pre-1946 house in Hamilton?
Generally not, where the Traditional Building Character Overlay reaches the property. Most projects on those blocks become a raise, a build-under or a rear extension. The broader dwelling house overlay governs what new work looks like.
How this works
- 01Tell us about the build
Six questions, about three minutes.
- 02We match it against Hamilton
Against the 2 residential zones mapped here, 10 overlay families, growth-area status — and against which builders hold the right licence class for it, have done it before, and actually work under Brisbane City Council.
- 03One recommendation, with the reasoning
Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
No catch
What you are agreeing to
- Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
- No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
- No phone number needed to start. Give us one if you want to be called; otherwise we write.
- One builder contacts you, not six. And only after you have seen the brief and said yes.
- Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
- If we have nobody in Hamilton, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
