The mechanism

Four checks, before anyone reaches you

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on QBCC's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover QLD requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Currumbin

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

How Currumbin compares in Southern Gold Coast

Overlay families mapped in each suburb we have read in this region. More mapped controls generally means more assessment before you can price a build.

What building in Currumbin actually involves

Currumbin is 2.04 km² — the smallest suburb we have mapped on the Gold Coast, a fifth the size of Burleigh Heads — and it carries only two residential zones: Low density and Medium density. There is no high density land and no rural residential land here. For a homeowner that is unusually good news: the planning proposition is narrow, and the questions that remain are about the site rather than about what the suburb might become.

Two zones, a creek mouth, and a headland

Within two square kilometres the suburb runs from the Currumbin Creek mouth to the slopes behind it. That compresses the constraint map: erosion prone mapping, a high hazard storm tide area, landslide hazard and Very High potential bushfire intensity all sit inside the same small area, applying to different parts of it. In a larger suburb you can reason loosely about which part of it you are in. Here, two blocks a few hundred metres apart can be under different governing constraints, and the address check is the only reliable method.

Very High bushfire intensity beside the beach

The City Plan maps Very High and High Potential Bushfire Intensity in Currumbin, plus a Potential Impact Buffer — mapping applied to land next to hazardous vegetation rather than to the vegetation itself. Palm Beach, immediately north, tops out at High intensity. The difference follows the vegetated slopes here, and where the mapping applies the Bushfire Attack Level assessment drives glazing, screening, decking and subfloor treatment. On a suburb this small the presence of Very High mapping is a genuine differentiator, not a technicality.

A State Heritage Place, but no local listing layer

The heritage overlay here records a State Heritage Place and no local heritage layer, where Burleigh Heads carries both and Palm Beach carries neither. State listings are individually significant places, so the practical chance that a given residential block is caught is lower than in a suburb with a local heritage layer — but where it does apply, the assessment is a serious one. Check it rather than assume it.

Erosion prone land and storm tide together

Part of Currumbin is inside Queensland's erosion prone area, the coastal setback measured from the shoreline with allowance for sea level rise. It restricts where a dwelling may sit. A high hazard storm tide area is also mapped and, where it applies, sets a minimum habitable floor level. Those two do different work — one is siting, the other is level — and on a block near the creek mouth both can apply at once. Establish both before a design is drawn, because together they define the envelope and the height within it.

Two acid sulfate features, and what that means

Two acid sulfate soil features are recorded in Currumbin, against five in Palm Beach and six in Burleigh Heads. It is the lightest acid sulfate mapping of the three, but it is not nil, and the trigger is depth rather than area: a pool, a basement or a significant cut for a level pad can cross it where a conventional slab will not. If a pool is in the brief, it belongs in the earthworks conversation before contract.

Flood assessment required, and landslide

The City Plan maps a Flood Assessment Required area — a procedural trigger, meaning the flood position is produced by an assessment rather than read from a graded map. A landslide hazard overlay is mapped as well, following the rising land behind the beach. On a sloping Currumbin block the geotechnical report and the flood assessment are the two documents that turn an estimate into a price.

What to establish first in Currumbin

Whether the block is low or medium density. Then the erosion prone line and the storm tide level together, because they set the envelope. Then bushfire, which on the slopes here can reach Very High. Then the flood assessment and, on falling land, the geotechnical answer.

What to ask a builder about a block in Currumbin

Each one is here because of something mapped in Currumbin. Take them to whoever quotes.

  1. 01

Which of the 2 residential zones mapped in Currumbin covers this address, and what does that one permit that the others do not?

  2. 02

What bushfire attack level have you built to in Currumbin before, and what did it change in the glazing, decking and screening?

  3. 03

How deep can we excavate before acid sulfate soil management is triggered, and who carries that cost?

Questions about building in Currumbin

What zones are mapped in Currumbin?

Only Low density residential and Medium density residential. There is no high density or rural residential land here, which makes the planning proposition narrower than in Burleigh Heads a few kilometres north.

Is Currumbin bushfire-prone?

Yes, in parts. The City Plan maps Very High and High Potential Bushfire Intensity plus a Potential Impact Buffer. Palm Beach, immediately north, tops out at High — the difference here follows the vegetated slopes behind the beach.

What does the erosion prone area stop me doing?

It restricts where a dwelling may sit on the block rather than how it is built. It is a coastal setback measured from the shoreline with allowance for sea level rise, and near the creek mouth it commonly applies alongside the storm tide mapping.

Do acid sulfate soils matter on a small Currumbin block?

Two features are recorded — the lightest mapping of the three southern Gold Coast coastal suburbs we have mapped, but not nil. The trigger is excavation depth, so a pool or a deep cut can cross it where a standard slab will not.

Why is the address check so important in a suburb this small?

Because 2.04 km² contains a creek mouth, a beachfront and a slope. Erosion prone, storm tide, landslide and bushfire mapping all apply here to different parts of the same small suburb, so two blocks a few hundred metres apart can face different governing constraints.

How this works

  1. 01
    Tell us about the build

    Six questions, about three minutes.

  2. 02
    We match it against Currumbin

Against the 2 residential zones mapped here, 7 overlay families, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under City of Gold Coast.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

No catch

What you are agreeing to

  • Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
  • No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
  • No phone number needed to start. Give us one if you want to be called; otherwise we write.
  • One builder contacts you, not six. And only after you have seen the brief and said yes.
  • Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
  • If we have nobody in Currumbin, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
