Nambour is the only inland suburb we have mapped in the Sunshine Coast Council area that carries acid sulfate soils Area 1 — land at or below 5 m AHD. Palmwoods and Woombye, its two hinterland neighbours, sit entirely above that line. That single mapping difference describes Nambour accurately: it is a town built in a valley, around a creek, with steep ground on three sides, and the build problems here belong to the valley floor and the hill streets in roughly equal measure.
A town centre, not a suburb of one
Nambour is mapped with four residential zones — Low Density Residential, Medium Density Residential, Rural Residential and Limited Development (Landscape Residential). It is the only suburb we have mapped in this council that is inland and still carries a Medium Density Residential zone, which is what you would expect of a town that was the administrative centre of its region long before the coastal strip filled in. For a homeowner that has two consequences. On a Medium Density block a townhouse or duplex proposition is at least on the table, which it is not in Palmwoods or Woombye. And on the Rural Residential edges, the same suburb name covers acreage projects that share almost nothing with a build three streets from the main street.
Old housing stock means knockdown rebuild, not new build
Most residential land in Nambour has been built on before. That makes the typical project here a knockdown rebuild rather than a new build on a cleared lot, and it moves the risk from the design to the demolition and the services. What is under the existing slab or stumps. Where the sewer actually runs, as opposed to where the plan says it runs. Whether the existing crossover and driveway grade can be reused. Whether the site can be cleared without a crane on a street that was laid out for a different era of vehicle. These are the questions that decide whether a Nambour quote holds, and none of them are answered by a floor plan.
Very High on both hazard layers
The council maps Moderate, High and Very High Landslide Hazard Area in Nambour, and Medium, High and Very High Potential Bushfire Intensity. Only three suburbs we have mapped under this council reach Very High for landslide — Nambour, Buderim and Palmwoods. The landslide mapping follows the hills the older streets climb; the bushfire mapping follows the vegetated slopes and gullies behind them. A block can be inside both, and when it is, the two constraints pull in opposite directions: the geotechnical answer often wants a cut-and-fill pad, and the bushfire answer wants vegetation management and construction standards that change materials. Resolve them together, early, with the same consultant brief — not sequentially after a design is drawn.
High flood risk on the valley floor
Low, Moderate and High Flood Risk Area are all mapped in Nambour. On low ground near the creek system that is the governing constraint on floor level, and it is why the acid sulfate Area 1 band appears here at all — the two follow the same low land. Where flood risk area mapping applies it can set a minimum habitable floor level, which decides between a slab on ground, a slab on fill, and a suspended floor. The difference between those three is tens of thousands of dollars, and it is knowable from mapping before anyone quotes.
A storm tide layer, fifteen kilometres from the sea
The scheme carries a Storm Tide Inundation Area (2100) layer over part of Nambour, as information only. That is not an error — the mapping follows the Maroochy River system inland rather than the open coast. There is no storm tide hazard area finding for Nambour and no Coastal Management District, so unlike the coastal suburbs this is a note to be aware of rather than an assessment trigger. If a consultant raises it on a Nambour block, ask specifically whether it is the information layer or a hazard area, because they are different things with different consequences.
