Why Better Builds exists

A licence can be perfectly current while a company is weeks from administration. The one question a homeowner most needs answered — is this builder solvent — is the one they have no way to answer on their own.

Construction is the most insolvency-affected industry in the country — external administrators lodged 2,361 initial reports for construction companies in 2024–25, more than any other industry (ASIC Insolvency Statistics, Series 3.1).

A licence can be perfectly current while a company is weeks from administration. The certificate on the wall tells you nothing about whether they can pay their framer on Friday. You can check a licence yourself, and almost nobody does, because almost nobody knows which register to search or what a suspended licence looks like on it.

That is the entire job we do. We check the licence with the state regulator, sight the insurance, re-check solvency on a schedule, and confirm a builder actually services the area before we put them in front of you. Then we publish the date of every check so you can see how fresh it is.

We are deliberately narrow. We are not a builder, not a project manager and not an inspector. We think a small service done properly is worth more than a broad one done vaguely.

What "verified" means here

It is four specific checks, each of which a homeowner could run themselves, and each of which we date so you can see how old it is.

  • Licence — looked up on the state regulator's own public register, with the number and the class recorded, not just the status
  • Insurance — public liability plus whatever warranty or indemnity cover their state requires, sighted rather than self-declared
  • Solvency — re-checked on a schedule, because a licence can be current while a company is weeks from administration
  • Service area — the suburbs they actually work in, confirmed with them, not a postcode radius drawn on a map

You can repeat every one of these yourself — we would rather you did, and the licence guide lists the register for each state. What we are selling is that it has been done, dated and published, not that it is secret.

The other half: we read the planning data first

A builder who is excellent at project homes on flat estate blocks can be entirely wrong for a heritage-overlaid inner suburb or a bushfire-rated hillside. So before matching anyone, we read what is actually mapped where you are building — from the state government's own planning data, not from a summary of it.

That is 325 suburbs across 7 states and territories, in 101 regions, under 136 councils and 105 planning instruments — zone, overlays, hazard mapping, heritage and lot controls, each with the date it was read and a link to the authority so you can check it against us.

We publish a suburb page only when the data supports one. A record has to carry sourced planning data, a verified council, mapped constraints and written local detail before it goes live; 318 records are written but held back because they do not yet. That is a deliberately slow way to grow a website and it is the only way we are willing to do it — a confidently wrong fact about someone's block is worse than no page at all.

What we will not do

  • Sell or auction your details. Not to a panel, not to a lead broker, not ever. Your brief goes to the builder we match you with and nobody else
  • Take a fee from you. The homeowner side is free, and there is no premium tier a builder can buy for better placement
  • Publish a rating we made up. There are no star ratings or review counts anywhere on this site, because we have no review corpus to base them on
  • State a figure we have not read. Every statistic here names a public source, and where we could not verify something we say so on the page instead of writing around it
