The mechanism

Four checks, before anyone reaches you

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on QBCC's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover QLD requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Maroochydore

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

What building in Maroochydore actually involves

Maroochydore is 13.02 km² — four times the size of Caloundra — and it carries both a storm tide wave action area and a Heritage and character areas overlay. It is the only Sunshine Coast suburb we have mapped that carries both, and on a suburb this large the two apply in quite different parts of it.

Size means the suburb figure is useless

Thirteen square kilometres covers beachfront, river frontage, established residential streets and a major centre. The storm tide and wave action mapping follows the coast and the Maroochy River; the character overlay follows the older residential fabric; the bushfire overlay follows the vegetated land. A block in one part of Maroochydore can meet none of them and a block two kilometres away can meet three. Nothing described as "typical for Maroochydore" survives contact with an address.

Wave action, and which part of thirteen square kilometres it reaches

A storm tide wave action area is mapped in Maroochydore — one of only four on this coast that carry it — but in a suburb this size the useful question is where. It follows the open beachfront and the river mouth, not the residential streets a couple of kilometres inland. Where it does apply, it is a structural requirement rather than a levels requirement: the building resists lateral load and debris impact at the design level instead of sitting clear above it, which changes the footing design and what may be enclosed below the habitable floor.

That is why the suburb-level answer is useless here. "Maroochydore" covers blocks where wave action governs the structure and blocks where it is simply not mapped.

The character overlay, where it applies

Where the heritage and character areas overlay reaches a property, new work is assessed against the established character of the area — form, scale and street presentation — rather than on its own merits. On a suburb undergoing substantial centre redevelopment, knowing which side of that line your block sits on is the difference between two different projects.

Salt specification, inside a character constraint

Coastal exposure sets the material specification by exposure category — fixings, fasteners, balustrades, hardware, cladding, roof sheeting. In most coastal suburbs that is a straightforward engineering answer. In Maroochydore it can interact with the heritage and character areas overlay, because the overlay has a view about form and street presentation while the exposure category has a view about materials. Resolving the two together, at design stage, is cheaper than discovering at assessment that the specified palette does not satisfy the character assessment.

River and coast together

The Maroochy River meets the coast here, so the suburb carries riverine flood mapping, tidal inundation, wave action and erosion prone mapping in overlapping combinations. The governing floor level is the highest of whichever apply, and on river-mouth land that can be a materially higher number than people expect.

Acid sulfate soils on the Maroochy floodplain

Both council bands are mapped — Area 1 at or below 5 m AHD, Area 2 above it — and on floodplain land near the river mouth Area 1 is widespread. The practical trigger is excavation depth, so it is a pool, a basement, a lift pit or a significant cut that crosses it rather than a conventional slab. Where it is crossed, excavation needs a management plan and the disturbed soil needs treatment and monitored disposal, which is an earthworks and cartage cost that should be quoted rather than allowed for.

Three zones including High Density

High Density, Medium Density and Low Density Residential are mapped, with the high-density mapping concentrated around the centre and the beachfront. Maroochydore's centre has been the focus of substantial planned redevelopment, which is why the zoning range here is wider than the coastal suburbs to its south.

Who to hire in Maroochydore

Ask which part of the suburb their recent work is in, because the answer tells you which constraints they have actually dealt with. Then: wave action structure, character overlay assessment, marine specification, acid sulfate management. On a suburb this varied, a builder's Maroochydore experience is only relevant if it is the same Maroochydore as your block.

What to ask a builder about a block in Maroochydore

Each one is here because of something mapped in Maroochydore. Take them to whoever quotes.

  1. 01

Which of the 3 residential zones mapped in Maroochydore covers this address, and what does that one permit that the others do not?

  2. 02

What bushfire attack level have you built to in Maroochydore before, and what did it change in the glazing, decking and screening?

  3. 03

How deep can we excavate before acid sulfate soil management is triggered, and who carries that cost?

Questions about building in Maroochydore

Why does Maroochydore have so much acid sulfate soil mapping?

It sits on the Maroochy River floodplain. The council maps both bands here — Area 1 at or below 5 m AHD and Area 2 above it — and on floodplain land Area 1 is widespread. Where it applies, disturbing the soil brings a management requirement.

What does acid sulfate soil cost?

It is an earthworks and management cost that scales with how much soil you disturb. Get it assessed before the contract so it is a priced item rather than a variation.

What zone is Maroochydore?

High Density Residential is the headline zone, with Medium and Low Density also mapped. The high-density land reflects the Sunshine Coast city centre being here.

Will storm tide affect my floor level?

Storm tide high hazard is mapped in the suburb. Where it applies it can set a minimum habitable floor level, which flows into the slab and the driveway grade.

Is Maroochydore bushfire-prone?

Yes, in parts. The council overlay maps Medium, High and Very High Potential Bushfire Intensity across the suburb, following the vegetated land rather than the beachfront. A block inside it is assessed for a Bushfire Attack Level before design is finalised.

How this works

  1. 01
    Tell us about the build

    Six questions, about three minutes.

  2. 02
    We match it against Maroochydore

Against the 3 residential zones mapped here, 12 overlay families, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under Sunshine Coast Council.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

No catch

What you are agreeing to

  • Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
  • No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
  • No phone number needed to start. Give us one if you want to be called; otherwise we write.
  • One builder contacts you, not six. And only after you have seen the brief and said yes.
  • Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
  • If we have nobody in Maroochydore, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
