The mechanism

Four checks, before anyone reaches you

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on QBCC's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover QLD requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Currimundi

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

How Currimundi compares in Caloundra

Overlay families mapped in each suburb we have read in this region. More mapped controls generally means more assessment before you can price a build.

What building in Currimundi actually involves

Currimundi is 3.64 km² — one of the smallest suburbs we have mapped on the Sunshine Coast, and it carries ten mapped overlay layers inside that area. That density of constraint in a small suburb is the defining fact of building here: there is very little land in Currimundi that is not touched by at least one of them.

The Coastal Management District is the one with teeth

Part of Currimundi sits inside a Coastal Management District. It is not a council overlay in the ordinary sense — it is the mapping that brings state coastal assessment into play, and where it applies, work can need referral beyond the council counter. Six of the ten suburbs we have mapped under this council carry it, and all six are on the water; the three hinterland suburbs and Buderim do not. For a Currimundi project, the first question is not what you can build but who assesses it, because that changes the timeline before it changes the price.

High storm tide hazard, and a real erosion prone area

Currimundi intersects a high hazard storm tide area, and the Queensland erosion prone area — a coastal setback measured from the shoreline with allowance for sea level rise — reaches into the suburb. Those two do different jobs. Storm tide sets how high the habitable floor has to be, which lands on the slab, the stumps or the fill. Erosion prone mapping restricts where the dwelling can sit on the block, which lands on the siting and sometimes on the achievable footprint. A block affected by both has its floor level and its building envelope set before an architect draws anything, and that is the order in which a Currimundi design should be approached.

Landslide mapping in a beachside suburb

Moderate and High Landslide Hazard Area are both mapped in Currimundi, which surprises people who think of the suburb as flat. It follows the dune ridge and the banks around Currimundi Lake rather than any hillside. Where it applies, it is a geotechnical question about footings on sand and on a bank profile — a different engineering problem to the escarpment landslide mapping on Buderim, and one that a builder used to slab-on-ground estate work will not necessarily have priced.

High flood risk as well

The flood hazard overlay maps Low, Moderate and High Flood Risk Area here. In a suburb built around a lake and a creek mouth that is not a footnote: flood risk area mapping can set a floor level in its own right, and where it overlaps the storm tide mapping the governing level is whichever is higher. Ask for the number, not the reassurance.

Three zones, none of them rural

Low Density Residential, Medium Density Residential and Limited Development (Landscape Residential) are mapped. There is no Rural Residential zone in Currimundi — unlike Buderim, Nambour and Palmwoods — so every project here is a suburban-lot project. The presence of Medium Density Residential matters if you are looking at a duplex or a small unit proposition rather than a house, because it is mapped in only part of the suburb and the rest of Currimundi will not entertain it.

Acid sulfate soils in both bands

Area 1 (land at or below 5 m AHD) and Area 2 (above 5 m, below 20 m) are both mapped. On low coastal land like this, Area 1 is the common case, and it is the band that matters: disturbing acid sulfate soil requires management, and the trigger is excavation depth. A pool, a basement, a significant cut for a level pad — each of those can cross it in Currimundi where the same house on the same plan would not cross it on the hinterland.

What to establish first in Currimundi

Whether the block is inside the Coastal Management District, because that changes who assesses the application. Then the governing floor level, taking storm tide and flood risk together. Then the erosion prone line, because it sets where the house can sit. Then the landslide band if the block is on the dune or a lake bank, and the acid sulfate band before any excavation is priced. Those five answers can all be obtained from mapping before a builder is briefed, and getting them first is what separates a Currimundi quote that holds from one that moves after the soil test.

What to ask a builder about a block in Currimundi

Each one is here because of something mapped in Currimundi. Take them to whoever quotes.

  1. 01

Which of the 3 residential zones mapped in Currimundi covers this address, and what does that one permit that the others do not?

  2. 02

What bushfire attack level have you built to in Currimundi before, and what did it change in the glazing, decking and screening?

  3. 03

How deep can we excavate before acid sulfate soil management is triggered, and who carries that cost?

Questions about building in Currimundi

What is the Coastal Management District and does it affect my Currimundi block?

It is state coastal mapping that brings assessment beyond the council into play. Part of Currimundi sits inside it. Whether your block does is an address check, and the answer changes the approval pathway and timeline rather than the design.

How high does my floor have to be in Currimundi?

Currimundi carries both a high hazard storm tide area and High Flood Risk Area mapping. Where both apply the higher of the two levels governs. Ask for the specific level in metres AHD for your address before you accept a slab price.

Why is landslide hazard mapped in a flat beachside suburb?

The mapping follows the dune ridge and the banks around Currimundi Lake, not a hillside. Moderate and High Landslide Hazard Area are both mapped. Where it applies it is a footing question on sand and on a bank profile.

Can I build a duplex in Currimundi?

Medium Density Residential is mapped in part of the suburb, alongside Low Density Residential and Limited Development (Landscape Residential). It is not suburb-wide, so the answer depends on which zone covers the address.

Do acid sulfate soils change what I can build?

They change what excavation costs. Both council bands are mapped in Currimundi and Area 1 — land at or below 5 m AHD — is common on this low coastal land. Pools and deep cuts are where it bites, so the earthworks allowance needs to be real.

How this works

  1. 01
    Tell us about the build

    Six questions, about three minutes.

  2. 02
    We match it against Currimundi

Against the 3 residential zones mapped here, 10 overlay families, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under Sunshine Coast Council.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

No catch

What you are agreeing to

  • Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
  • No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
  • No phone number needed to start. Give us one if you want to be called; otherwise we write.
  • One builder contacts you, not six. And only after you have seen the brief and said yes.
  • Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
  • If we have nobody in Currimundi, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
