That makes Palm Beach the most straightforward of the three on the two constraints that most often derail a project — and shifts the whole conversation onto the coastal mapping and the soil.
Nothing to stop a demolition
With no heritage overlay recorded in the suburb, the question that can halt a knockdown rebuild in Burleigh Heads does not arise here. That matters because Palm Beach's housing stock includes a great deal of older, low-set coastal housing on land worth considerably more than what sits on it. Medium and High Potential Bushfire Intensity are mapped, along with a Potential Impact Buffer — land adjacent to hazardous vegetation rather than the vegetation itself. A block inside any of that is assessed for a Bushfire Attack Level, and the rating drives external materials. The absence of Very High mapping here means the likely ratings are lower than in Currumbin or on the Burleigh hill, which is a cost difference rather than a procedural one.
Landslide, and the limits of it
