On a canal estate that produces a specific misunderstanding: because the waterways, revetments and levels were engineered as a system, buyers assume the mapping has already been dealt with. It has not. The mapping applies to land, and where it reaches a block the structure has to resist lateral load and debris impact at the design level, not simply clear it — a footing and subfloor question, and a question about what may be enclosed below the habitable floor.
Ask the builder whether their recent work in this estate was inside the wave action mapping or outside it. Both exist here, a few hundred metres apart.
Acid sulfate soils on reclaimed canal land
This is where Pelican Waters departs from an ordinary coastal suburb. Corrosion specification on this coast is set by exposure category, and on canal frontage the list is longer than on a dry block: not only fixings, fasteners, balustrades, window and door hardware, cladding and roof sheeting, but pool fencing and pool hardware, jetty and pontoon fittings, and anything fixed into or near the revetted edge. Those last items are frequently outside the building contract and outside the comparison between two quotes, which is exactly why they are worth naming before you sign one.
Canal frontage adds a structure to maintain
A block with canal frontage typically comes with revetment — the engineered edge holding the bank. Its condition, who is responsible for it and what happens if it needs work are questions to settle at purchase rather than at build. It is also the reason the erosion prone mapping matters here in a way it does not on a dry inland block.
Three zones and a greenfield pattern
