What a brief looks like when it reaches you

Six questions, answered before we contact you, and none of them optional:

  • Build type — new home, knockdown rebuild, granny flat, extension or reno, acreage or rural, or taking over an unfinished build
  • Suburb or postcode — matched against the areas you told us you service, not a radius drawn on a map
  • Budget band — from under $300k to over $1.5m, or "not sure yet", which we pass on as exactly that
  • Timeframe — ready now, three to six months, six to twelve, or researching
  • Land status — owned and titled, under offer or untitled, still looking, or it is their existing home
  • What they are actually after — in their own words

Attached to that is what is mapped at the address: council, planning instrument, residential zones, the overlay families that apply and whether bushfire-prone land is mapped there — read from the state's own planning data, the same information on the suburb pages. So the brief tells you whether it is a BAL assessment and a geotech report before you have spoken to anyone.

Then we ask you before they hear from you. You see the brief, you say yes or no, and only then do their details reach you. A no costs nothing and does not affect what we send you next.

Why we can match rather than spray

Because we did the area work before we did the builder work. 325 suburbs across 7 states are mapped to their council, their planning instrument and the constraints mapped in them, under 136 councils — every one read from the state's own data and dated.

That is what "services the area" means here. It is not a postcode list a builder typed in once: if a homeowner in a suburb we have mapped asks for a knockdown rebuild under a heritage overlay, we know that before we decide who to send it to. It is also why we can tell a homeowner honestly that we have nobody for them yet, rather than sending them whoever paid most recently.

What verification requires

We check these before you are listed, and re-check on a schedule. It is the whole product, so it is not negotiable.

  • Registered entity name and ABN
  • Builder licence number and the regulator that issued it
  • Licence class appropriate to the work
  • Current public liability insurance
  • Home warranty or indemnity cover as your state requires
  • The areas you actually service
  • Build types you take on, and your typical price band

Builder questions

What does it cost?

Nothing up front. We charge a success fee only when a homeowner signs a contract with you — the same rate for every builder in the network, payable only once you sign. If they do not sign, you pay nothing.

Do you sell the same enquiry to six builders?

No. A homeowner is matched with the one builder best suited to their brief — someone we have already confirmed services that area and builds that type. There is no auction and no bulk resale.

What do I have to provide to be verified?

Your registered entity and ABN, your builder licence number and the regulator that issued it, evidence of public liability and the warranty or indemnity cover your state requires, and the areas you actually service.

Can I pay for better placement?

No. There is no premium tier and no featured placement. The rate is the same for every builder in the network, so there is nothing to buy.

What happens if my licence lapses?

You come off the network until it is current again. We re-check on a schedule, and the date of the last check is published on your profile.
