What building in Buderim actually involves

Buderim is 30.58 km² — the largest suburb we have mapped in the Sunshine Coast Council area, more than eight times the size of Currimundi on the flat below it. Nearly all of that area is the mountain, and the mountain is the reason a Buderim build prices differently to one in Mooloolaba or Maroochydore fifteen minutes away.

Four residential zones on one hill

The Sunshine Coast Planning Scheme 2014 maps four residential zones inside Buderim: Low Density Residential, Medium Density Residential, Rural Residential, and Limited Development (Landscape Residential). Of the ten suburbs we have mapped under this council, only Buderim, Nambour and Palmwoods carry a Rural Residential zone at all — no other coastal suburb here does. The Limited Development (Landscape Residential) zone is the one to identify early: it is applied where land is constrained, and what the scheme expects there for lot size, siting and vegetation retention is not what it expects on a Low Density block a few streets downhill. Four zones is four different projects, four different lot economics and, realistically, four different shortlists of builder.

Very High landslide hazard is the Buderim variable

The council maps Moderate, High and Very High Landslide Hazard Area across Buderim. Only three of the ten suburbs we have mapped in this council reach the Very High band — Buderim, Nambour and Palmwoods — and every coastal suburb east of here stops at High. Inside that mapping a geotechnical report is not paperwork; it sets the footing system, the retaining, the cut-and-fill balance and frequently the driveway grade. It is the difference between a slab-on-ground price and a piered, stepped, engineered price, and it is the most common single reason a Buderim quote sits well above a quote taken on flat land for the same house.

What slope does to the rest of the number

On the escarpment, the things that are line items elsewhere become the build. Machine access up a narrow established street; where the spoil from a cut goes and what it costs to cart it off the hill; whether the concrete truck can reach the pour or a pump is needed on every visit; retaining walls that need engineering and sometimes their own approval; stormwater that has to be taken to a legal point of discharge downhill rather than to a kerb out front. A builder who quotes Buderim by the square metre of floor area, without having stood on the block, is quoting a different house to the one that will be built.

Storm tide reaches Buderim, but only at the bottom

Buderim intersects a medium storm tide hazard area — and it is the only coastal-facing suburb of the ten here that is medium rather than high, and the only one without a Coastal Management District over part of it. That is a mapping consequence of geography: the storm tide layer reaches the low ground on the suburb's fringes toward the Mooloolah and Maroochy systems, not the plateau. Practically, the storm tide question in Buderim is binary and address-specific. On most of the mountain it will not apply at all; on the low edges it can set a minimum habitable floor level, which changes the slab or the subfloor. The scheme's Erosion Prone Area and Storm Tide Inundation Area (2100) layers are carried as information only.

Bushfire reaches Very High potential intensity

The council's bushfire hazard overlay maps Medium, High and Very High Potential Bushfire Intensity in Buderim. That is the vegetated slope and the gully systems that run off it, and it is unusual to have it in the same suburb as a storm tide layer. A block inside the overlay is assessed for a Bushfire Attack Level, and the level assigned drives glazing, screening, decking material, subfloor enclosure and roof detailing. It is an early-stage cost, not a finishing one — the assessment should be in hand before a design is locked, because a higher BAL can force changes to an already-drawn elevation.

Acid sulfate soils in two bands

Both council bands are mapped here: Area 1, land at or below 5 m AHD, and Area 2, land above 5 m and below 20 m AHD. On a suburb with this much vertical relief, which band a block sits in is a survey answer rather than a suburb answer, and it governs how deep excavation can go before a management plan is required. On the mountain itself, most blocks will be above both bands entirely.

What to establish first on a Buderim block

Which of the four zones applies. Then the landslide band, because on this suburb that is the number that moves the price most. Then slope, access and spoil, as a set rather than separately. Then bushfire, which needs an assessment before design is final. Storm tide and acid sulfate matter only on the low fringes, and a five-minute address check settles both.
