Wandina is coded R5 to R40 — the widest R-code spread of the four Greater Geraldton suburbs we have mapped, and the only one reaching down to R5. Across just 3.21 km², that range covers very large lots at one end and compact lots at the other. Geraldton runs R30 to R80, Waggrakine R20 to R30. Wandina is the one where the code at the lot changes the project most.
R5 and R40 are not the same suburb
The R-number is dwellings per hectare, so it drives the minimum and average lot size. R5 land is large-lot residential — a house on a substantial block, with the site costs that come with space. R40 land is compact residential where the density question is live. Both exist within these three square kilometres. Any conversation about what a Wandina block will cost to build on is meaningless until the code at that lot is known, and a builder's experience "in Wandina" means little without it.
Large-lot land carries large-lot site costs
On the R5 end of the suburb, the things that are details on a compact lot become line items: the driveway from the street to the house, the service runs, the extent of site clearing and levelling, the machinery time, and the fencing.
