A jump from R30 to R80 inside 4.47 km² is a large range, and the code changes street by street rather than suburb by suburb. Two lots of the same area, a few hundred metres apart, can support completely different propositions. The code at the specific lot is the operative fact, and it is worth confirming before any design work — including before a subdivision or a duplex is assumed to be possible.
The R-AC3 code, and what it signals
R-AC3 is an activity centre code, applied to land in and around a centre rather than to general suburban land. Where it applies the expectations differ from a standard residential code — the emphasis shifts toward higher-density and mixed development close to the centre. For a homeowner this matters in two directions: it may permit more than a standard code would on your own lot, and it may permit more than you expect on the lot next door.
Non-residential zoning is what happens next door
Commercial, Service Commercial, Regional Centre, Mixed Use, Foreshore and Public Purposes zones are all mapped inside the Geraldton boundary.
