Waggrakine is 31.19 km² — by far the largest of the four Greater Geraldton suburbs we have mapped, nearly fifteen times the size of Mount Tarcoola — and it is coded R20 to R30 only. That is the narrowest and lowest-density R-code band of the four. Wandina runs R5 to R40, Geraldton R30 to R80. Waggrakine is consistently larger-lot land, and it is the only one of the four with a Rural residential zone.
R20 to R30 means the lot size is predictable
Because the R-number is dwellings per hectare, a suburb that only runs from R20 to R30 has far less variation in minimum and average lot size than one running to R80. In practice that means a Waggrakine project is a house on a decent-sized lot rather than a density question, and the design conversation is about the house rather than about what else could be squeezed onto the land. It also means less street-by-street variation to check — though the code should still be confirmed at the lot.
Rural residential is a different build
