Those are the two mapped facts most likely to change a purchase decision here, and neither is visible from a street or a listing.
A 500 m buffer, and what it covers
An attenuation area is a buffer around a use that emits, and where it applies, sensitive uses including housing are assessed with regard to that emission. The Baretta buffer is unusual in naming four separate concerns — odour, noise, dust and vermin — which is a broader set than the single-issue buffers mapped in Blackmans Bay and Kingston. Whether it reaches a particular block is an address check with a clear answer, and it is worth running before contracts rather than after.
The Gemalla Road Specific Area Plan
A Specific Area Plan takes the place of certain zone rules over the land it reaches. That is the important sentence. If a Margate block sits inside the Gemalla Road plan, the ordinary General Residential or Low Density Residential provisions are not the complete answer, and reading the zone alone will give you a wrong picture of what is permitted.
