That is not duplication. Flood-prone mapping addresses water arriving down the catchment; coastal inundation addresses water arriving up the estuary; erosion addresses the bank moving. A riverside Huonville block can be affected by all three, and the governing floor level is the highest of whichever applies. Establish all three before a designer places a house.
