Home builders in Yanchep
Construction leads every industry in Australia for insolvencies. Before you hand anyone a deposit in Yanchep, we check their licence with Building and Energy WA, sight their insurance, confirm they are still trading — and match you to the one who actually builds on blocks like yours.
- Costs you nothing, ever
- No obligation to use them
- Details never sold
Why this is harder than it looks in Yanchep
- A current licence tells you nothing about solvency
External administrators lodged 2,361 initial reports for construction companies in 2024–25 — more than any other industry in the country (ASIC Insolvency Statistics, Series 3.1). Every one of those companies held a valid licence the day before. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
- Yanchep is not a generic block
Mapped here: 3 residential zones, bushfire-prone land. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Yanchep regularly already know which of these reach which streets.
- "Get three quotes" sells you, not the builder
The standard model charges builders per enquiry and sends the same one to several of them. You are the product, the fastest caller wins, and nobody in that chain has checked whether any of them is solvent. We do not sell enquiry data — not to a panel, not to a lead broker, not ever.
The mechanism
Four checks, before anyone reaches you
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on Building and Energy WA's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover WA requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Yanchep
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

What building in Yanchep actually involves
Yanchep is 218.33 km² — the largest suburb we have published anywhere in Australia — and 27 endorsed structure plans cover land inside it. In a structure-plan area the lot layout, the density and the staging are settled before any block reaches the market, which means the document that governs your build is not the scheme map. It is whichever of those 27 plans happens to cover your lot.
Twenty-seven plans is a question, not a statistic
The practical instruction is narrow and important: ask which plan applies, then read it. A structure plan endorsed by the Western Australian Planning Commission sets the density of your lot, its relationship to the road network, the open space around it and the stage it sits in. Two blocks a few hundred metres apart can sit under different plans with different answers. "It's covered by a structure plan" is not the reassurance it sounds like — it is the beginning of the question.
R20 to R100, plus an activity centre code
Yanchep is coded R20 to R100 under the Residential Design Codes. The R-number is dwellings per hectare, so it sets the minimum and average lot size. R20 is a conventional suburban lot; R100 is apartment density. Parts of the suburb also carry R-AC0, an activity centre code, where density is set by the centre's own plan rather than by a number at all. Between the range and the activity centre code, reading the density off the suburb is impossible — it is a lot-level fact.
Three zones, including rural residential
Residential, Rural residential and Urban development are all mapped under Wanneroo Local Planning Scheme No. 2. Urban development zoning signals land intended for future subdivision, generally requiring a structure plan before individual lots can be created — which is what the 27 plans are doing. Rural residential is a different proposition again: driveway length, service runs, water supply arrangements and potentially on-site wastewater instead of a mains connection. On a 218 km² boundary, a great deal of the land is not serviced suburban land.
Bushfire, in six mapped areas
Part of Yanchep sits inside a designated Bush Fire Prone Area, with six features recorded — more than Alkimos's four or Butler's three. A block inside one needs a Bushfire Attack Level assessment, and the rating drives glazing, screening, decking, subfloor treatment and roof detailing. On coastal heath and banksia woodland the ratings are not nominal, and on a lot backing onto retained bushland they can come back materially higher than an owner expects. Get the assessment before the design is locked, not after.
Non-residential zoning is what happens next door
Commercial, Education, Light industry, Mixed use, Private community purposes, Public purposes, Rural, Service commercial and Special use are all mapped inside the Yanchep boundary. None of them is where you build a house; all of them govern what can happen on land near one. On a suburb being built out to a plan, checking the zoning of the land adjoining a lot is the difference between a quiet street frontage and a service commercial neighbour, and it is a five-minute search.
Sand, and what it does to a footing
No planning layer prices this. Coastal Perth sand behaves differently to clay: the site classification for your specific lot decides the footing design, and on sand the questions are bearing and the depth to a competent layer. That can move a foundation from a conventional pad-and-slab to piers or a deeper raft. It is settled by a soil test on the lot before the contract, and the estate average is not your lot's result.
What to establish first in Yanchep
Which structure plan covers the lot, and what it says about density and staging — it governs more than the scheme map does. Then the R-code at the lot, since the range runs from R20 to R100. Then the Bushfire Attack Level, before the design is fixed. Then the zoning of adjoining land, and the site classification.

Questions about building in Yanchep
What does it mean that Yanchep is covered by structure plans?
27 endorsed structure plans cover land in the suburb, and in a structure-plan area the lot layout, density and staging are settled before any block reaches the market. Ask which plan covers your lot and read it — two blocks a few hundred metres apart can sit under different plans.
What R-code applies in Yanchep?
Codes from R20 to R100 are mapped, plus the R-AC0 activity centre code where density is set by the centre’s own plan rather than a number. R20 is a conventional suburban lot and R100 is apartment density, so the code is a lot-level fact.
Is Yanchep bushfire-prone?
Part of it is, with six features recorded in the designated Bush Fire Prone Areas mapping — more than Alkimos or Butler. A block inside one needs a Bushfire Attack Level assessment, and on coastal heath and banksia woodland the ratings are not nominal.
Is all of Yanchep suburban land?
No. Residential, Rural residential and Urban development zones are all mapped across a 218.33 km² boundary — the largest suburb we have published anywhere. Rural residential brings driveway, service runs, water supply and potentially on-site wastewater.
What foundation should I expect on coastal sand?
It depends on the site classification for your lot. On sand, bearing and the depth to a competent layer are the questions, and they can move a foundation from a conventional pad-and-slab to piers or a deeper raft. A soil test settles it before the contract.
How this works
- 01Tell us about the build
Six questions, about three minutes.
- 02We match it against Yanchep
Against the 3 residential zones mapped here, bushfire-prone land, growth-area status — and against which builders hold the right licence class for it, have done it before, and actually work under City of Wanneroo.
- 03One recommendation, with the reasoning
Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
No catch
What you are agreeing to
- Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
- No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
- No phone number needed to start. Give us one if you want to be called; otherwise we write.
- One builder contacts you, not six. And only after you have seen the brief and said yes.
- Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
- If we have nobody in Yanchep, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
