A largely built-out estate suburb
Where Yanchep and Alkimos are being created, Butler has largely been delivered: 16 plans over five square kilometres, with lot yields to match. The practical consequence is that a Butler project is more often a house on a titled lot in an established street, or a second dwelling on an existing block, than a purchase off a plan. Butler is coded R10 to R80. The R-number is dwellings per hectare, so it sets the minimum and average lot size — and on an established lot it also governs whether a second dwelling, a grouped dwelling or a subdivision is arithmetically available. That is the most valuable single check in a built-out estate suburb, and it is a lot-level answer: two similar-looking blocks in the same street can carry different codes.
