Home builders in Port Elliot
Construction leads every industry in Australia for insolvencies. Before you hand anyone a deposit in Port Elliot, we check their licence with Consumer and Business Services, sight their insurance, confirm they are still trading — and match you to the one who actually builds on blocks like yours.
- Costs you nothing, ever
- No obligation to use them
- Details never sold
Why this is harder than it looks in Port Elliot
- A current licence tells you nothing about solvency
External administrators lodged 2,361 initial reports for construction companies in 2024–25 — more than any other industry in the country (ASIC Insolvency Statistics, Series 3.1). Every one of those companies held a valid licence the day before. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
- Port Elliot is not a generic block
Mapped here: 6 residential zones, 8 overlay families, 26 heritage records, bushfire-prone land. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Port Elliot regularly already know which of these reach which streets.
- "Get three quotes" sells you, not the builder
The standard model charges builders per enquiry and sends the same one to several of them. You are the product, the fastest caller wins, and nobody in that chain has checked whether any of them is solvent. We do not sell enquiry data — not to a panel, not to a lead broker, not ever.
The mechanism
Four checks, before anyone reaches you
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on Consumer and Business Services's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover SA requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Port Elliot
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

Builders serving Port Elliot
What building in Port Elliot actually involves
Port Elliot is the only one of the three Alexandrina suburbs we have published that carries flood hazard mapping — both the High and General categories — and it carries them alongside High Risk bushfire. Fire and water, on the same 21.27 km², applying to different parts of it. That combination is what a builder has to establish first.
Flood and fire in one suburb
Hazards (Flooding — High) and Hazards (Flooding — General) are mapped, as are bushfire at High Risk, Medium Risk and Urban Interface. Strathalbyn carries the bushfire categories but no flood mapping; Goolwa carries neither High bushfire nor flood. Where the High flood mapping applies it can set a minimum finished floor level and restrict what may be built at ground level; where the bushfire mapping applies, a Bushfire Attack Level assessment drives the external materials. A block can be in one, both or neither, and the answer is an address check with a clear result.
An 8 m street setback and 45 per cent coverage
The Code maps a minimum primary street setback of 8 m and maximum site coverage of 45 per cent, with maximum building height of 8 m and two levels across the mapped land. Those four numbers describe a low, generously set-back coastal township rather than a suburb, and they are consistent — which is useful. A design that satisfies them satisfies them across Port Elliot.
Seven site area rules and five frontage rules
Where the consistency stops is the lot dimensions. Seven minimum site area rules are mapped, the smallest being 400 m² for a detached dwelling (350 m² semi-detached or row), and five minimum frontage rules, most based on 12 m for a detached dwelling with 9 m semi-detached and 7 m for a row dwelling. Twelve of these rules across one suburb means the plan has to be checked against the parcel, not the postcode — and frontage is usually the one that rejects a design.
Six zones, including a Master Planned Township
Established Neighbourhood, Neighbourhood, Master Planned Township, Home Industry, Rural Living and Township Main Street are mapped. Master Planned Township land is the growth front, and on it the binding constraints are frequently the estate's rather than the Code's: covenants on facade materials, roof pitch and fencing, a build timeframe, sometimes a builder panel, all from the contract of sale. Rural Living, at the other end, brings driveway length, service runs and potentially on-site wastewater.
Twenty-six heritage places, and a Historic Area Overlay
26 heritage places are recorded, with Local Heritage Place, State Heritage Place and a Historic Area Overlay all mapped. The area overlay reaches unlisted land and assesses new development against the recognised historic significance of the area. In a coastal township with an intact older core, that is a real design constraint on the streets near the water — and where it coincides with a required flood floor level, the raised floor changes how the building meets the street, which is precisely what the overlay assesses. Resolve those two together.
No acid sulfate soils
Our mapping records no acid sulfate soils in Port Elliot, where Goolwa carries them. Excavation here is a geotechnical question rather than a soil management one — bearing, reactivity and drainage from a site classification for the specific lot.
A Southern Ocean frontage is its own category
Exposure is assessed for the specific site, and on this coast the assessment has to contend with weather arriving off open ocean with no landmass upwind. That reaches both the corrosion grade of the external metalwork and the wind classification that drives framing, tie-downs and bracing. The practical consequence for a homeowner is that an inland builder's standard specification is not a starting point here — it is a different product. Ask what a builder's standard external specification is, and what the upgrade to a genuinely exposed coastal specification costs.
What to establish first in Port Elliot
The flood category and the bushfire category, because this is the suburb where both are live. Then the parcel's frontage and site area rules against your plan. Then the Historic Area Overlay position, resolved against any required floor level. Then the exposure category and wind classification.

Questions about building in Port Elliot
Does Port Elliot flood?
Both the High and General flood categories are mapped — it is the only one of the three Alexandrina suburbs we have published that carries flood mapping at all. Where the High mapping applies it can set a minimum finished floor level and restrict ground-level building.
Is Port Elliot bushfire-prone?
High Risk, Medium Risk and Urban Interface are all mapped. A block inside the mapping is built to a Bushfire Attack Level, and the assessed rating carries into glazing, screens, decking, subfloor construction and roof detailing.
How far back does a house sit from the street?
The mapped minimum primary street setback is 8 m, with 45 per cent maximum site coverage and a maximum height of 8 m and two levels. Those controls are consistent across the mapped land, unlike the lot dimensions.
What frontage and site area apply?
Seven site area rules and five frontage rules are mapped. The smallest site area is 400 m² for a detached dwelling and most frontage rules are based on 12 m detached, 9 m semi-detached and 7 m for a row dwelling. Check the parcel, not the postcode.
How do the flood and heritage rules interact?
Directly. A required flood floor level raises the building, and a raised floor changes how it meets the street — which is exactly what the Historic Area Overlay assesses. Resolve both at design stage rather than sequentially.
How this works
- 01Tell us about the build
Six questions, about three minutes.
- 02We match it against Port Elliot
Against the 6 residential zones mapped here, 8 overlay families, bushfire-prone land, 26 heritage records — and against which builders hold the right licence class for it, have done it before, and actually work under Alexandrina Council.

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
No catch
What you are agreeing to
- Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
- No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
- No phone number needed to start. Give us one if you want to be called; otherwise we write.
- One builder contacts you, not six. And only after you have seen the brief and said yes.
- Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
- If we have nobody in Port Elliot, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
