Aldinga Beach carries six residential zones and the full set of four bushfire hazard categories — High Risk, Medium Risk, General Risk and Urban Interface. Neither Moana nor Seaford carries all four. It is also the only one of the three Onkaparinga suburbs we have published with acid sulfate soils mapped and with a Character Preservation District over it. Six zones and four hazard bands in 13.67 km² means the suburb name settles almost nothing.
Six zones, from 250 m² to 16 hectares
General Neighbourhood, Housing Diversity Neighbourhood, Master Planned Neighbourhood, Master Planned Township, Rural Neighbourhood and Home Industry are all mapped. The Code's minimum site area rules follow that spread: a detached dwelling minimum of 250 m² in one part of the suburb, 270 m² in another, 1,200 m² somewhere else, and 16 hectares on the rural land. Those are not variations — they are four different property markets sharing a postcode, and the rule at your address is the one a builder has to design to.
Frontage decides whether a plan fits
Two minimum frontage rules are mapped: a detached dwelling minimum of 8 m in some parts and 9 m in others, with 6 m for a row dwelling and 18 m for a group dwelling or residential flat building. That one metre matters more than it sounds. A standard plan drawn for a 9 m frontage does not fit an 8 m one without redesign, and the direction of the problem is not intuitive — the tighter rule is the one that rejects the plan.
