Eight conservation areas is an area-wide control
Under the Wingecarribee Local Environmental Plan 2010, Bowral is mapped with 93 general heritage items, eight conservation areas, two archaeological items and one landscape item. The conservation areas are the ones that reach unlisted properties: inside one, new work is assessed against the established character of the area — form, scale, roof line, materials and how the building meets the street. In a town whose appeal is substantially about how it looks, those assessments are taken seriously, and a design brought from elsewhere is unlikely to survive one unaltered.
