Watson carries four residential zones — RZ1 Suburban, RZ2 Suburban Core, RZ4 Medium Density and RZ5 High Density — the widest range of any Canberra suburb we have mapped, and the only one holding both RZ2 and RZ5. It also carries four mapped overlays including a Special Purpose Reserve. For a suburb of 3.67 km², that is a lot of variation.
RZ1 through RZ5 in one suburb
The spread runs from standard suburban single dwellings to high density. Where RZ5 applies, substantially more is contemplated than on an RZ1 block a few hundred metres away; RZ2 Suburban Core sits between, permitting a modest increase in established areas. Nothing about Watson zoning can be generalised — the parcel decides, and the range of possible answers is wider here than anywhere else in our ACT mapping.
Leasehold, and the clause that governs
ACT land is held under a Crown lease with a purpose clause stating what may be built.
