RZ2 is the one to check for
RZ2 Suburban Core sits between the standard suburban zone and the urban residential zones, and it exists to allow a modest increase in density in established areas without shifting them wholesale. Where it applies, options exist that an RZ1 block a street away does not have. Where it does not, assuming it does is an expensive mistake.
Leasehold, and the clause that governs
Land in the ACT is held under a Crown lease with a purpose clause, and the clause states what the block may be used for. On an older inner-north block the clause can be narrower than the current zone suggests, and reconciling the two is a lease variation — a separate application with its own timeline. Read the lease first. It is the single most common thing interstate builders miss in Canberra.
Bushfire, from two directions
