The mechanism

Four checks, before anyone reaches you

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on Building and Energy WA's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover WA requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Southern River

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

What building in Southern River actually involves

Southern River is covered by 23 endorsed structure plans across 13.21 km², planning about 5,398 lots. That is the densest concentration of separately-planned land of the three Gosnells suburbs we have published — Canning Vale and Thornlie carry one each. On this land, the document that governs your build is the plan, not the scheme map.

Twenty-three plans, and why the count matters

In a structure-plan area the lot layout, the density and the staging are settled before a block reaches the market. So with 23 plans over thirteen square kilometres, two lots a few streets apart can sit under different documents, endorsed at different times, with different densities and different staging. "It's covered by a structure plan" is not the reassurance it sounds like. Ask which plan, get the endorsed version rather than a marketing summary, and read what it says about your stage.

Staging decides when, not just what

A plan's staging sequence determines when roads, power, water and sewer actually reach a lot. That is a separate question from whether the lot is titled, and it is the one that most often surprises buyers: a titled lot in an early stage and a titled lot in a late stage are not the same purchase. Establish which stage your lot sits in and what the plan says has to happen before it is serviced.

R20 to R80, with no low-density land

Southern River is coded R20 to R80, with R25, R30, R40 and R60 in between. The R-number is dwellings per hectare. What is notable is the floor: unlike Canning Vale, which runs down to R2.5, there is no large-lot code anywhere in Southern River. Every lot here is a suburban lot or denser, which is consistent with land planned and delivered as estates rather than subdivided over decades. It also means lot width is the constraint that usually decides whether a house plan fits.

Four bushfire-prone features

Part of Southern River sits inside a designated Bush Fire Prone Area, with four features recorded. A block inside one requires a Bushfire Attack Level assessment, and the rating drives glazing, screening, decking, subfloor treatment and roof detailing. On estate land the rating varies within a single release — a lot backing onto a retained drainage reserve or remnant bushland rates differently to an interior lot two streets in. It is a lot-level answer, and a builder quoting an estate-wide bushfire allowance has not obtained one.

Industrial development and rural land at the edges

Education, Industrial development, Local centre, Private community purposes, Rural, Service commercial and Special use zones are all mapped within the boundary. Industrial development land marks land intended to be brought through to industrial use — so what is there today is not what the scheme expects later. Rural land at the edge of an expanding suburb is the other one to locate: it is the most reliable indicator of what a boundary outlook will be once the plans around it are delivered.

The estate questions the plan does not answer

A structure plan settles layout and density. It does not settle the commercial terms, and those come from the contract of sale: whether the lot is titled or settlement is contingent on a stage registering, the soil classification for that lot rather than the estate average, the design covenants on facade materials, roof pitch, fencing and driveway treatment, any required build-start or completion timeframe, and any approved builder panel. Covenants are private restrictions registered on title — they survive the sale and bind you regardless of what the scheme permits.

Reactive clay, and the slab price

Soils in this part of Perth's south-east include reactive clays, and the classification a soil test returns for your own lot sets the footing system. Two adjoining lots in one release can classify differently. Treat any slab figure quoted before that test as provisional, and ask directly what the contract price does if the classification comes back a step worse than assumed.

What to establish first in Southern River

Which of the 23 structure plans covers the lot, in its endorsed form, and what stage it sits in. Then the covenants and whether the lot is titled. Then the R-code, because lot width will decide whether a plan fits. Then the Bushfire Attack Level for that lot, and the soil classification.

What to ask a builder about a block in Southern River

Each one is here because of something mapped in Southern River. Take them to whoever quotes.

  1. 01

Which of the 2 residential zones mapped in Southern River covers this address, and what does that one permit that the others do not?

  2. 02

What bushfire attack level have you built to in Southern River before, and what did it change in the glazing, decking and screening?

  3. 03

What R-code is this block, and what does it set for minimum and average site area per dwelling?

  4. 04

Does the Amd 1 to Lots 1793 - 1795 Matison St, Southern River (Sub-Precinct 3C) Structure Plan apply to this lot, and what does it change about layout or staging?

Questions about building in Southern River

Why does Southern River have 23 structure plans?

It is thirteen square kilometres of land brought to market as separate estates, planning about 5,398 lots. Two lots a few streets apart can sit under different documents, endorsed at different times, with different densities and staging. Ask which plan covers yours.

What does the staging in a structure plan decide?

When roads, power, water and sewer actually reach a lot — which is separate from whether the lot is titled. A titled lot in an early stage and a titled lot in a late stage are not the same purchase.

What R-codes apply in Southern River?

R20 to R80, with R25, R30, R40 and R60 in between. Notably there is no large-lot code anywhere in the suburb, unlike Canning Vale which runs down to R2.5 — every lot here is suburban or denser, so lot width usually decides whether a plan fits.

Will every lot in my estate have the same bushfire rating?

No. Four bushfire-prone features are mapped, and a lot backing onto a retained drainage reserve or remnant bushland rates differently to an interior lot two streets in. A builder quoting an estate-wide bushfire allowance has not obtained an assessment.

What does the structure plan not tell me?

The commercial terms. Whether the lot is titled or settlement waits on a stage registering, the soil classification for that lot, the covenants on facade materials, roof pitch and fencing, any build timeframe and any builder panel. Covenants are registered on title and bind you regardless of the scheme.

How this works

  1. 01
    Tell us about the build

    Six questions, about three minutes.

  2. 02
We match it against Southern River

Against the 2 residential zones mapped here, bushfire-prone land, growth-area status — and against which builders hold the right licence class for it, have done it before, and actually work under City of Gosnells.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

No catch

What you are agreeing to

  • Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
  • No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
  • No phone number needed to start. Give us one if you want to be called; otherwise we write.
  • One builder contacts you, not six. And only after you have seen the brief and said yes.
  • Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
  • If we have nobody in Southern River, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
