The mechanism

Four checks, before anyone reaches you

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on Building and Energy WA's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover WA requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Gooseberry Hill

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

What building in Gooseberry Hill actually involves

Gooseberry Hill is mapped Residential and nothing else — the only suburb we have published in this council with a single residential zone — and it is coded R5 to R10, with parts carrying R2.5. It is also the only one of the three with no structure plans at all. One zone, two density codes, no planned land: a scarp suburb that is already what it is going to be.

No structure plans is a finding, not an absence

Kalamunda carries one endorsed structure plan and Lesmurdie four. Gooseberry Hill carries none. In a structure-plan area the lot layout, density and staging are set by the plan rather than the scheme map — so where there are no plans, the scheme map and the R-code are the complete answer. That simplifies the early work: there is no precinct document to obtain, no staging sequence to place your lot in, and no question about whether a marketing plan matches an endorsed one.

R2.5 is the lowest density code in the corpus

The R-number is dwellings per hectare, so R2.5 describes lots of roughly an acre in scale. It is used where the intention is to retain a semi-rural or bushland character, and it sits here alongside R5 and R10. No higher-density code is mapped anywhere in the suburb. Subdivision is therefore off the table on most Gooseberry Hill land, and — the more useful half — so is subdivision of the land next to you.

Five bushfire-prone areas — the most in this council

Part of Gooseberry Hill sits inside a designated Bush Fire Prone Area, with five features recorded, against four in Lesmurdie and three in Kalamunda. A block inside one requires a Bushfire Attack Level assessment, and the rating drives glazing, screening, decking, subfloor treatment and roof detailing. On a scarp lot with retained jarrah and marri on and around it, the rating is the single largest specification variable in the build. It should be obtained before an elevation is drawn, because a high rating changes materials rather than details.

Rural conservation land, and what it signals

Commercial, Local open space, Private clubs and institutions, Public purposes, Rural conservation, Special rural and Special use zones are mapped within the boundary. Rural conservation land carries objectives about retaining environmental values. On a suburb already at R2.5–R10 with no structure plans, its presence confirms the direction of travel: this is land the scheme intends to keep as it is, and a buyer can rely on that more than in almost any suburb we have published.

The escarpment is the project

Nothing above is what makes a Gooseberry Hill build expensive. The slope is. A geotechnical report sets the footing system, the retaining and the cut-and-fill balance, and on steep ground it frequently drives a piered and stepped solution rather than a slab. The driveway needs a designed grade. Machine access on narrow scarp roads is a genuine constraint, concrete may need pumping on every visit, and spoil from a cut is carted off the hill rather than spread across the block. Stormwater has to reach a legal point of discharge downhill, which on a steep lot is its own engineering problem.

Ask about spoil and access specifically

Those are the two line items most often underestimated on scarp blocks, and both are quotable once a builder has stood on the site. A price produced from a floor plan alone assumes flat, accessible ground and a short concrete run — and none of those assumptions holds here. The useful question is not "what is your square metre rate" but "what did you assume about cut, spoil cartage, pumping and access, and what changes those numbers".

Water, wastewater and a view

Where a block is unsewered, the effluent disposal area is sized and sited before the dwelling — setbacks from boundaries, from watercourses and from the house, on land at a workable grade. On a steep, treed lot the ground that satisfies all of that is frequently the ground with the outlook, and resolving that conflict belongs in site planning rather than after a slab is set out.

What to establish first in Gooseberry Hill

The Bushfire Attack Level, because on this land it is the biggest specification variable. Then the geotechnical answer, the driveway grade, access and spoil, as one set of questions. Then the servicing position and the wastewater siting. The planning side — one zone, two codes, no structure plans — will not take long.

What to ask a builder about a block in Gooseberry Hill

Each one is here because of something mapped in Gooseberry Hill. Take them to whoever quotes.

  1. 01

Confirm the zone at the address is Residential — and what it permits without a planning permit.

  2. 02

What bushfire attack level have you built to in Gooseberry Hill before, and what did it change in the glazing, decking and screening?

  3. 03

What R-code is this block, and what does it set for minimum and average site area per dwelling?

Questions about building in Gooseberry Hill

Are there structure plans in Gooseberry Hill?

None at all — the only one of the three Kalamunda-council suburbs we have published without any. Kalamunda carries one and Lesmurdie four. Where there are no plans, the scheme map and the R-code are the complete answer.

What does an R2.5 code mean?

Dwellings per hectare, so R2.5 describes lots of roughly an acre in scale. It is used where a semi-rural or bushland character is to be retained, and it sits here alongside R5 and R10. No higher-density code is mapped anywhere in the suburb.

Is Gooseberry Hill bushfire-prone?

Part of it is, with five features recorded — the most in this council, against four in Lesmurdie and three in Kalamunda. On a scarp lot with retained jarrah and marri, the Bushfire Attack Level rating is the single largest specification variable in the build.

What makes a scarp block expensive to build on?

Cut and spoil, access and stormwater. A geotechnical report often drives a piered and stepped footing solution, the driveway needs a designed grade, concrete may need pumping on every visit, spoil is carted off the hill, and stormwater must reach a legal discharge point downhill.

What should I ask a builder quoting a Gooseberry Hill block?

Not their square metre rate. Ask what they assumed about cut, spoil cartage, concrete pumping and site access, and what would change those numbers. A price produced from a floor plan alone assumes flat, accessible ground and a short concrete run.

How this works

  1. 01
    Tell us about the build

    Six questions, about three minutes.

  2. 02
We match it against Gooseberry Hill

Against the 1 residential zone mapped here, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under City of Kalamunda.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

No catch

What you are agreeing to

  • Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
  • No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
  • No phone number needed to start. Give us one if you want to be called; otherwise we write.
  • One builder contacts you, not six. And only after you have seen the brief and said yes.
  • Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
  • If we have nobody in Gooseberry Hill, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
