The mechanism

Four checks, before anyone reaches you

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on Building and Energy WA's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover WA requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Australind

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

What building in Australind actually involves

Australind covers 23.06 km² with eight endorsed structure plans planned for roughly 3,221 dwellings across 3,364 lots. Most people buying here are buying off a plan rather than into an established street, and that is a specific kind of purchase with its own questions.

Buying a lot that does not exist yet

On land inside a structure plan, a lot is frequently sold before titles issue and before the road in front of it is built. The contract is then conditional on the subdivision being registered, and the timeline belongs to the developer and the authorities rather than to you. That has consequences worth understanding: the settlement date may be an estimate rather than a date, the build cannot start until titles issue, and a construction quote obtained early may expire before you can act on it. Ask what happens to the price if titles are delayed, because that is the risk you are actually carrying.

The stage number is the most useful thing on the plan

Structure plans are delivered in stages, and the stage decides what the next few years look like: whether the roads, drainage, power and public open space around you are finished or still being built, and whether your neighbours are houses or earthworks. Both are normal. Ask which stage the lot is in, when the adjoining stages are programmed, and where the construction traffic will run while they are built.

Ten codes, R2 to R80

Australind is coded from R2 through to R80, with one split code — R15/30 — under which R15 governs unless the scheme’s condition has been satisfied. R2 is acreage and R80 is medium density. Across 23 km² the suburb name settles nothing; the code at the address does.

Estate covenants sit alongside the planning rules

Where a lot comes out of a release, the binding controls on what the house looks like often arrive with the contract rather than the scheme: facade materials, roof pitch, fencing, driveway treatment, sometimes a required build-start or completion time, occasionally a nominated builder panel. A covenant is registered on the title, it survives the sale, and the Shire will neither enforce it nor excuse it. Ask for the full instrument rather than a summary sheet and read it before committing to a plan.

Bushfire across parts of the suburb

Part of Australind sits inside a designated Bush Fire Prone Area, mapped across five areas. Inside one, a rating assessed on that block’s own surroundings sets the build specification. On a new release this is a question to ask about your lot, not the estate — and a figure applied across a whole release is an assumption.

Estuary ground

The Leschenault Estuary shapes the land here, and estuarine soils can vary substantially across short distances. The site classification from a test on your own lot sets the slab design, and where a lot has been filled and compacted as part of the subdivision works, the classification follows from what was placed and how well. That documentation either exists or it does not — ask for it specifically.

What to establish first in Australind

The structure plan and the stage, and what the contract does if titles are delayed. Then the covenants, in full. Then the R-code at the address. Then the bushfire assessment for your lot, and the site classification with the fill history behind it.

What to ask a builder about a block in Australind

Each one is here because of something mapped in Australind. Take them to whoever quotes.

  1. 01

Which of the 3 residential zones mapped in Australind covers this address, and what does that one permit that the others do not?

  2. 02

What bushfire attack level have you built to in Australind before, and what did it change in the glazing, decking and screening?

  3. 03

What R-code is this block, and what does it set for minimum and average site area per dwelling?

  4. 04

Does the Amd 1 to South Treendale Local Structure Plan, Lot 9200 Australind Bypass, Shire of Harvey apply to this lot, and what does it change about layout or staging?

Questions about building in Australind

What am I actually buying off a structure plan?

Often a lot before titles issue and before the road in front of it is built, with the contract conditional on the subdivision being registered. The timeline belongs to the developer and the authorities. Ask what happens to the price if titles are delayed — that is the risk you carry.

Why does the stage number matter?

It decides what the next few years look like — whether roads, drainage, power and open space around you are finished or still being built, and whether your neighbours are houses or earthworks. Ask which stage, when adjoining stages are programmed, and where construction traffic will run.

Do covenants apply here?

Where a lot comes out of a release, usually yes — facade materials, roof pitch, fencing, driveway treatment, sometimes a build-start deadline or builder panel. A covenant is registered on title, survives the sale, and the Shire will neither enforce nor excuse it. Ask for the full instrument.

Is Australind bushfire prone?

Part of it sits inside a designated Bush Fire Prone Area, mapped across five areas. The construction standard follows an assessment of the specific site — so ask about your lot, not the estate. A figure applied across a whole release is an assumption.

What about the soil near the estuary?

Estuarine soils can vary substantially across short distances, and the slab is designed to whatever classification that lot returns. Where a lot was filled during subdivision works, the classification follows from what was placed and how well — ask for that documentation specifically.

How this works

  1. 01
    Tell us about the build

    Six questions, about three minutes.

  2. 02
    We match it against Australind

Against the 3 residential zones mapped here, bushfire-prone land, growth-area status — and against which builders hold the right licence class for it, have done it before, and actually work under Shire of Harvey.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

No catch

What you are agreeing to

  • Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
  • No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
  • No phone number needed to start. Give us one if you want to be called; otherwise we write.
  • One builder contacts you, not six. And only after you have seen the brief and said yes.
  • Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
  • If we have nobody in Australind, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
