A very large coastal shire suburb where the two things that move a house are fire and a retreating edge.
Inside a Bushfire Management Overlay, bushfire is a permit question
This is the distinction that catches people. A designated bushfire prone area is a building matter: it can require construction to a Bushfire Attack Level, which changes glazing, screening, decking, subfloor treatment and roof detailing. A Bushfire Management Overlay is a planning matter: it requires a bushfire management statement and reaches defendable space, vegetation kept in check, a route for firefighting vehicles, and water available on site for firefighting. Inverloch carries three BMO schedules and is mapped as bushfire-prone, so both systems apply — and the planning side shapes where the house sits, not just what it is made of. Get the assessment before the design is locked.
The Erosion Management Overlay
An Erosion Management Overlay (EMO1) applies where the ground may erode or move, and works on it need approval. On a coastal suburb that is a different proposition to a hillside: the overlay attaches to land where the ground itself is assessed as unstable or retreating, and a geotechnical assessment is what tells you the severity on a particular parcel. It then drives the footing system, any retaining and the cut-and-fill balance. Where it applies, establish it before a fixed price is accepted rather than after a soil test.
Two rural living schedules, and what acreage costs
Six zone codes are mapped: General Residential Schedule 1, Low Density Residential, Rural Living and Rural Living Schedule 1, Township and Mixed Use.
