The mechanism

Four checks, before anyone reaches you

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on Building and Plumbing Commission's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover VIC requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Mickleham

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

What building in Mickleham actually involves

Mickleham is 54.72 km² — more than half again the size of Craigieburn — and it is the only one of the three Hume suburbs we have published carrying an Erosion Management Overlay. It also carries six Urban Growth Zone schedules, four Development Contributions schedules, two Infrastructure Contributions schedules and the Growth Areas Infrastructure Contribution.

An erosion overlay on a growth front

The Erosion Management Overlay applies to land subject to erosion or landslip, and where it applies a permit is required for works. On a growth-area suburb that is an unusual finding, and it matters for a specific reason: on land being cleared, graded and drained for development, erosion is not a static condition — earthworks change it. Where the overlay reaches a lot, a geotechnical assessment drives the footing system, any retaining and the cut-and-fill balance, and it is a structural cost rather than a paperwork one.

Six growth zone schedules, and land that is not estate land

UGZ, UGZ1, UGZ4, UGZ5, UGZ8, UGZ11 and UGZ12 are mapped, alongside General Residential, Rural Living and Township zones. On UGZ land, development follows an approved precinct structure plan that settles the road layout, open space, lot pattern and infrastructure sequence. On the Rural Living land — of which there is a great deal across 54.72 km² — the project is an acreage build with the cost structure that comes with it: driveway length, service runs, water supply arrangements, likely on-site wastewater instead of a sewer connection, and machinery access planned rather than assumed.

Three contribution mechanisms

Four Development Contributions Plan schedules, two Infrastructure Contributions schedules and the Growth Areas Infrastructure Contribution are mapped. The first two are levies toward infrastructure under a plan and under standard levies respectively; the GAIC is a per-hectare charge triggered on certain dealings with growth-area land. Which apply to a lot and whether they have already been paid is a contract question, not a planning one, and the answer should be in writing before you sign.

Twenty-seven heritage schedules

27 Heritage Overlay schedules are mapped — more than Craigieburn's 15. On land that was farmed long before it was subdivided, heritage schedules attach to homesteads, drystone walls, plantings and other remnants of that use, and they can sit inside land now being developed. Where a schedule covers a property, taking down and putting up each require approval. It is a check worth running even on land that looks like a paddock.

Six environmental significance schedules and four landscape schedules

ESO1, ESO3, ESO5, ESO8, ESO10 and ESO11 are mapped, with four Significant Landscape Overlay schedules (SLO3, SLO4, SLO5, SLO8) and a Vegetation Protection Overlay. The Significant Landscape Overlay protects the landscape character of an area and typically reaches vegetation removal, siting and sometimes visual prominence. On the open plains north of Melbourne, visual prominence is a real test rather than a theoretical one.

Bushfire and inundation

A Bushfire Management Overlay is mapped and the suburb is mapped as bushfire-prone with three features recorded — more than Craigieburn's two. Inside a BMO the bushfire requirement is a planning permit trigger covering defendable space, vegetation management, firefighting access and water supply, and on a large rural-living block with grassland around it the assessment can return a higher rating than an owner expects. A Land Subject to Inundation Overlay is also mapped.

Five Development Plan schedules

DPO7, DPO8, DPO16, DPO31 and DPO34 are mapped. Where a Development Plan Overlay applies, an approved development plan must exist before a planning permit can be granted for that land. On a suburb this large and this early in its development, whether the relevant plan is approved is the single biggest determinant of when you can start.

What to establish first in Mickleham

Whether the block is Urban Growth Zone estate land or Rural Living acreage, because they are unrelated projects. Then the contribution instruments and whether they are paid. Then the Development Plan Overlay status, which sets the timeline. Then the erosion overlay and the geotechnical answer if the land falls, and the bushfire rating before the design is fixed.

What to ask a builder about a block in Mickleham

Each one is here because of something mapped in Mickleham. Take them to whoever quotes.

  1. 01

Which of the 10 residential zones mapped in Mickleham covers this address, and what does that one permit that the others do not?

  2. 02

What bushfire attack level have you built to in Mickleham before, and what did it change in the glazing, decking and screening?

  3. 03

Have you had an application through Hume City Council where a heritage control applied, and how long did the assessment take?

  4. 04

Is the lot titled, and who is liable for any infrastructure contribution — me or the developer?

Questions about building in Mickleham

Why is there an erosion overlay on a growth-area suburb?

The Erosion Management Overlay applies to land subject to erosion or landslip, and Mickleham is the only one of the three Hume suburbs we have published that carries it. On land being cleared and graded for development, earthworks change erosion conditions — so it is a live engineering question.

Is all of Mickleham estate land?

No. Six Urban Growth Zone schedules are mapped alongside General Residential, Rural Living and Township zones across 54.72 km². On the Rural Living land the project is an acreage build with driveway, service runs, water supply and likely on-site wastewater.

What contributions apply in Mickleham?

Four Development Contributions Plan schedules, two Infrastructure Contributions schedules and the Growth Areas Infrastructure Contribution are mapped. Which apply to your lot and whether they are already paid is a contract question — get it in writing before signing.

Why are there heritage schedules on farmland?

27 are mapped. On land farmed long before it was subdivided, heritage schedules attach to homesteads, drystone walls, plantings and other remnants of that use, and they can sit inside land now being developed. Worth checking even on land that looks like a paddock.

How serious is bushfire in Mickleham?

A Bushfire Management Overlay is mapped and the suburb is mapped as bushfire-prone with three features recorded — more than Craigieburn. On a large rural-living block with grassland around it, the assessment can return a higher rating than owners expect.

How this works

  1. 01
    Tell us about the build

    Six questions, about three minutes.

  2. 02
    We match it against Mickleham

Against the 10 residential zones mapped here, 11 overlay families, bushfire-prone land, 27 heritage records — and against which builders hold the right licence class for it, have done it before, and actually work under Hume City Council.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

No catch

What you are agreeing to

  • Nothing. There is no contract with us, no account to create, no card, and nothing to cancel.
  • No obligation to use whoever we recommend. Take the name and the reasoning and do what you like with it, including nothing.
  • No phone number needed to start. Give us one if you want to be called; otherwise we write.
  • One builder contacts you, not six. And only after you have seen the brief and said yes.
  • Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
  • If we have nobody in Mickleham, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
