Along the Murray, clusters of holiday shacks were established over decades on land that was often not freehold and not serviced — riverfront and floodplain sites occupied under licence or lease, built incrementally, and outside the normal pattern of subdivision. The zone recognises those settlements as an existing form and manages them, rather than treating them as ordinary residential land. For anyone considering buying into one, the consequences are specific and they are mostly about tenure and servicing rather than design.
The questions to ask before buying in a shack settlement
What is the tenure — freehold, or a lease or licence, and if the latter, what are its terms and its expiry? What services exist: is there a reticulated water supply, a sewer or common effluent scheme, or is wastewater handled on the site? What is the flood position, since much of this land is floodplain and the level matters more here than almost anywhere? And what does the zone permit by way of replacement or extension, because rebuilding a shack is not necessarily the same proposition as building a house. These are not questions a building quote answers. They come first.
Ten zones, and a 200 hectare threshold
