Kadina's suburb boundary is 102.45 km² and the Code maps a 40 hectare minimum dwelling allotment size across the rural part of it. A small town inside a very large agricultural boundary.
The first question is whether the land is residential at all
With a 40 hectare minimum dwelling allotment size on the rural land and only three residential zones, a great deal of the Kadina boundary is farmland rather than housing. Before anything else, establish whether a site sits in Neighbourhood, Rural Living or Township Main Street. The answer changes not just the rules but whether a conventional house is the proposition at all.
One frontage rule, and it applies to everything
The Code maps a single frontage rule: 15 m minimum for every dwelling form — detached, semi-detached, row, group and residential flat building alike. That uniformity is unusual and it is genuinely useful. Unlike Wallaroo, which maps three frontage rules, or Goolwa with five, a design that meets 15 m of frontage meets the rule anywhere it applies in Kadina. Combined with a minimum site area of 450 m² for every form on the township land, the dimensional test is simple and consistent.
