Cronulla's upper figure is 30 m and Miranda's is 30 m. Forty metres is a different order of building, and it sits in a suburb whose residential streets are mostly two-storey.

Why the 40 m land matters even if you are building a house

Because it is probably near the station, and because it describes what your outlook may become rather than what you may build. On an 8.5 m block, the height control that decides your project is your own — but the height control on the land behind you decides the light, the overshadowing and the privacy of the house you are about to spend a year building. In a suburb organised around a rail interchange, reading the controls on adjoining land is not optional diligence. It is the same search, run twice.

A railway corridor reservation

Sutherland is the only one of the three Shire suburbs we have published with a railway corridor reservation — three parcels reserved for future public acquisition as railway corridor, plus one for local open space.
