Miranda is the most predictable suburb to build in of the three Sutherland Shire suburbs we have published, and that is a genuine finding rather than a compliment. The most common maximum building height, 8.5 m, covers 103 of 173 mapped parcels. A floor space ratio of 0.55:1 applies to most mapped parcels, 93 of 168. Only 15 heritage features are mapped in the whole suburb. Where Cronulla's controls refuse to generalise, Miranda's mostly do.
What predictability is worth
Where the dominant control genuinely covers most parcels, three useful things follow. A builder's recent experience in the suburb is likely to transfer to your block. A neighbour's approval is reasonable evidence of what is achievable. And a design can start from the standard numbers and be checked against the address rather than the other way around. That is not true everywhere — it is not true in Cronulla, and it is emphatically not true in Dee Why — so it is worth knowing that it is true here.
Fifteen heritage features, and what that removes
Miranda carries 14 general heritage items and one archaeological item. There are no conservation areas. Compared with Cronulla's 71 features or Manly's 354, that is close to an absence, and it removes the design assessment that dominates projects in older suburbs. A knockdown rebuild here is usually a question about the house you want, not about what the planning system will let you remove.
Three minimum-lot bands, including a large-lot pocket
The most common minimum-lot band is 550–574 m², on 118 parcels, but two others are mapped: 700–749 m² on five parcels and 1,000–1,999 m² on six. That last band is the interesting one — a pocket of substantially larger minimum lots inside an otherwise standard suburban pattern. If subdivision or a dual occupancy is part of the plan, the band at your address is the fact that decides it, and the assumption that Miranda is uniformly 550–574 m² will be wrong for a small number of blocks.

The transport reservation is the one worth checking carefully, because it signals land earmarked for a future transport purpose, and its effect on what can be approved and on what the land is worth is substantial. Fifteen affected parcels in a 4.71 km² suburb is a low probability — but it is a five-minute address check against a consequence that cannot be designed around.
Six acid sulfate soil features
Six acid sulfate soil features are mapped, against 11 in Cronulla and four in Sutherland. Works disturbing soil at or below the mapped class level require consent and a management plan. It is depth-triggered, so a pool or a basement can meet it while a conventional slab will not. On a standard Miranda build it will often not arise at all — but "often" is not "never", and the check is quick.
R4 land and what sits beside you
Low, medium and high density residential zones are all present — all mapped, and height controls as high as 30 m apply to a meaningful number of parcels. That land is concentrated around the centre. If you are building a house on an R2 block, the useful search is not only your own control but the control on the land behind you — a 30 m envelope next door changes the outlook and the overshadowing.
