The two most common bands are nowhere near each other
The most common is 300–349 m², on 44 parcels. The second most common is 100–199.9 m², on 26. The third runs to 2,000–2,999 m². A 300 m² minimum describes compact urban lots; a 2,000 m² minimum is a rural-residential figure on which subdivision is effectively off the table. Why the small bands are there
A 100–199.9 m² minimum does not describe a detached house on its own block. Bands at that scale generally sit on land intended for attached or medium-density housing, and their presence in the mapping is a signal about where the city expects that form to go. For a homeowner that cuts both ways — scope on your own land if you are in one, and a published indication of what may appear beside you if you are not.
